Staff will revise a development variance proposal for 3131 Jemima Road after Denman trustees asked for the proposed home office and guest house to be removed and the Graham Lake setback to be increased as much as possible. A decision can be made by Resolution Without Meeting after trustees review the revised proposal. 1
The committee had first considered reducing the Graham Lake setback from 60 metres to 40 metres and the stream setback from 30 metres to 15 metres. Staff reported that the proposal was not supported by the Graham Lake Improvement District Trustees or the Vancouver Island Health Authority Officer. 1
A motion not to approve the development variance permit failed, with Trustee Critchley in favour and Trustee Busheikin and Chair Morrison opposed. Trustees then carried a motion changing the proposed lake setback from 40 metres to 45 metres. 1
Trustees discussed a proposal without the guest cottage or office, with at least a 45 metre setback for the septic system and as small a setback variance as possible. The owners and applicant said they could work with the suggested change. 1

that the Denman Island Local Trust Committee request staff to bring back
an amended version of DE-DVP-2016.1 without the proposed home office
and the proposed guest house and with the proposed setback from
Graham Lake increased as much as possible given the amended site
plan.
