Denman housing bylaws receive third reading with amendments

The Local Trust Committee sends the Official Community Plan bylaw for approval and advances land-use changes covering secondary suites and dwellings.

The Denman Island Local Trust Committee gives third reading to proposed Bylaw No. 210, the Official Community Plan amendment, and sends it to the Executive Committee and the Minister of Community, Sport and Cultural Development for approval. [1] It also gives third reading to proposed Bylaw No. 211, the Land Use Bylaw amendment. [1]

The committee adds a requirement that a secondary suite have external access separate from the principal dwelling; Trustee Busheikin opposes that amendment. [1] It also approves a change allowing a secondary dwelling to be no more than 60 metres from the principal residence unless the committee approves otherwise as a condition of the permit. [1]

The amendments include information notes stating that secondary suites and secondary dwelling units are not permitted for short-term vacation rental or accommodation of paying guests under the Denman Island Land Use Bylaw. [1] Another amendment requires a rainwater catchment and storage system with a capacity of at least 1,000 gallons unless otherwise approved by the committee as a condition of the permit. [1]

The committee also adds a project to review the Land Use Bylaw in consideration of the new Federal Marihuana for Medical Purposes Regulation. [1]

Trustees discuss shellfish farming impacts but make no changes to the Top Priorities list. They plan to consider options and budgetary considerations at the next meeting. [1]

An informal open house on Riparian Areas Regulation implementation is tentatively scheduled for September 6, 2014, from 4:00 pm to 6:00 pm at the Denman Seniors Centre. [1]
