Denman committee holds public hearing on proposed three-density zone

The proposal includes a density transfer, land donation to the Valens Brook Nature Reserve and a density for affordable housing.

A public hearing takes place on proposed Bylaw Nos. 219 and 220 after Planner Rob Milne presents a site-specific R2(6) zone with a maximum of three densities. [1]

The proposal includes transferring one density to the Denman Island Density Bank for affordable housing, donating land to the Valens Brook Nature Reserve and assigning one density to the receiving property. [1]

Milne says the proposal creates no net increase in overall density under the Official Community Plan density cap and adds protection for sensitive environmental values through a restrictive covenant registered on title. [1]

The receiving property is 16.7 hectares, with R2 and Forestry zones nearly equal in size. [1] If the proposal proceeds, the property changes to one R2(6) zone with three densities. [1]

The R2(6) property is subject to the Steep Slopes Development Permit Area, with setbacks required. [1]

    Planner Milne provided a presentation on the process, purpose, and intent of the proposed bylaws. He reported that a new site-specific zone, R2(6), has been created with this proposal with densities in that zone limited to a maximum of three.
