Denman Green proposal discussed at online community meeting

The Denman Island Local Trust Committee held an online community information meeting on Aug. 6 about the Denman Housing Association’s Denman Green application and proposed bylaw amendments. The minutes say approximately forty members of the public attended.[1]

The proposal would transfer density from a 63-hectare parcel, where the maximum number of single-family dwellings would fall from seven to three, to a 29-hectare parcel, where the maximum would rise from one dwelling to 25. Of those 25, 20 are proposed as affordable rental homes and five are allocated to a remainder parcel.[1]

Planning staff said more information was needed before a public hearing could be scheduled. The applicant had been asked for an updated sewage and grey-water report, and consultations on fire protection were underway. The minutes also record concerns in referral responses about rainwater collection as the primary source of potable water.[1]

In the question period, staff said the committee had not requested a hydrological report for the remainder parcel; proof of water would be needed if an application to subdivide it were made in the future. The minutes say the proposed tenant-selection criteria had not been finalized, with Denman residency and length of residency among anticipated considerations.[1]
