The Denman Island Local Trust Committee held a public hearing on March 15 after a community information meeting about proposed bylaws for the Denman Community Land Trust Association’s Pepper Lane seniors’ affordable-housing project.[1]
At a March 2 information meeting, the planner described a proposal to subdivide a 1.62-hectare property near the village, with one lot for eight units of seniors’ affordable housing and the other retaining its existing single dwelling.[1]
The March 15 minutes record requested changes to the proposal, including increasing the maximum floor area from 60 to 65 square metres and revising housing-agreement wording on maximum rent. The minutes also say the public hearing followed the information session.[2]
The March 2 minutes say the proposed housing agreement was intended to keep the development affordable in perpetuity and set out potable-water allocations per unit. The minutes describe proposed requirements for a vegetative buffer, fencing, groundwater monitoring and energy-code standards.[1]
