A public information meeting on January 13 covered the Denman Housing Association’s proposed Denman Green affordable-housing project and related bylaw changes. About thirty-one members of the public attended the electronic meeting, according to the minutes.[1]
The proposal includes increasing the permitted density on the Northwest Road parcel from one dwelling to as many as 20 affordable-housing units, using 19 densities from the Denman Island Density Bank. The minutes describe the bylaws as proposed, not adopted.[1]
The presentation also outlined proposed changes to the Official Community Plan and Land Use Bylaw, and a housing agreement covering construction, sewage treatment, rental rates for qualified occupants, tenant selection and annual reporting to the Islands Trust.[1]
The minutes say the project’s water and wastewater plans were completed, while an environmental assessment was awaited to determine a setback for a waterlogged area. Referral comments included concerns from the Islands Trust Freshwater Specialist about water demand, rainwater harvesting, treatment, climate modelling and stormwater planning.[1]
