Denman Green proposal reaches public hearing stage

The proposal includes up to 20 affordable rental units, changes to land-use bylaws and a housing agreement.

The Denman Green proposal moves to a public hearing following a community information meeting held by the Denman Island Local Trust Committee on May 30. The proposal includes changes to the Official Community Plan and Land Use Bylaw, a new housing agreement bylaw and a restrictive covenant. ^[1]

The proposed project would provide 20 affordable rental units on the Denman Green site. The housing agreement would require duplexes, triplexes or quadplexes, BC Energy Step Code Level 2 construction, a Type 3 advanced sewage treatment system, affordable rents for qualified occupants, a tenant selection procedure and annual reporting to the Islands Trust. ^[1]

Tony Aly, who publishes this paper, is involved with Camp Denman, also known as Elkhaven and Elk Haven, and has a personal interest in land-use and bylaw-enforcement matters affecting that site.

The proposal involves density transfers from a Woodham Road parcel to Danes Road parcels, while the Denman Green site would receive increased density for affordable housing. The proposed changes include a new affordable housing zone, a site-specific zone for the Woodham Road parcel to decrease density and a site-specific zone for the Danes Road parcels to increase density. ^[1]

The proposed water system would use well water and rainwater collection. The provincial water licence application remains in process, and the restrictive covenant would require a datalogger in the well, readings and annual submission of data to the Islands Trust. ^[1]

A public hearing on Bylaws 241, 242 and 243 was scheduled to follow the meeting. The meeting minutes state that the Local Trust Committee meeting adjourned at 8:00 pm. ^[1]
