Denman trustees approve permit for proposed 13-lot subdivision

The Local Trust Committee approves an amended development permit for a subdivision within the Komas Bluff and Streams, Lake and Wetlands permit areas.

The Denman Island Local Trust Committee approves issuance of Development Permit DE-DP-2022.2, as amended, for a proposed 13 lot subdivision within Development Permit Area 1 – Komas Bluff and Development Permit Area 4 – Streams, Lake and Wetlands. ^[1]

The amendments delete paragraphs 2b and 3b and require the subdivision to be substantially in accordance with the proposed plan and the attached geohazard and watercourse assessments. ^[1]

A trustee expresses concern that the geohazard assessment does not address climate change or include more recent projections for an area of actively eroding cliffs. Staff says the recommended decision is based on the geotechnical report and includes setback requirements reflecting current and anticipated future conditions as of that date. ^[1]

The committee also supports launching the Denman Housing Regulations Review Project public engagement phase on October 8 at the Denman Farmers Market. ^[1]

The committee requests staff prepare amendments to draft bylaws concerning farming regulations and schedule a special electronic meeting for consideration of first readings. ^[1]
