Denman trustees advance affordable housing proposal for eight units

The Local Trust Committee asks for draft bylaws and additional water and sewage information before considering a public hearing.

The Denman Island Local Trust Committee asks staff to prepare Official Community Plan and Land Use Bylaw amendments for a proposal by the Denman Community Housing Society to permit up to eight units of affordable housing near Denman Village. ^[1] The committee also asks the applicant for sewage, water-licence and water-management information before a public hearing is considered or scheduled. ^[1]

The proposal would rezone part of a property from Institutional to R4 Community Housing. The units would be owned and managed by the Denman Community Housing Society, which has signed a Memorandum of Understanding with Emcon. ^[1]

The committee asks for confirmation from a qualified professional that the property has adequate conditions for community sewage treatment or other approved systems, a provincial water licence for the eight units, and a water-management plan covering demand, conservation, storage, emergencies, irrigation, groundwater monitoring and stormwater. ^[1]

The committee also asks the applicant to enter into a cost-recovery agreement for an eight-unit housing agreement and a restrictive covenant covering water conservation, groundwater monitoring and energy-efficiency measures. ^[1]

Staff are asked to send early referrals to K’omoks First Nation, the Denman Island Fire Department and the Islands Trust Freshwater Specialist. ^[1] The applicant said a community information meeting is planned for late January. ^[1]
