Denman housing bylaws receive first reading and July meeting scheduled

The Local Trust Committee approved referrals and requested a public hearing after the referral period for proposed Official Community Plan and Land Use Bylaw amendments.

The Denman Island Local Trust Committee gave first reading to proposed Bylaw Nos. 260 and 264 on May 12 and requested staff schedule an in-person Community Information Meeting in July. [1] The committee also requested a Public Hearing following the close of the referral period. [1]

The amendments include changes to freshwater policies, housing policies, inspection rules, cistern requirements and setbacks. [1] The committee requested that staff add a policy discouraging groundwater-fed swimming pools and requiring zoning regulations to prohibit pools supplied from groundwater. [1]

The committee requested changes to draft Land Use Bylaw No. 264, including replacing “8,400 litres” with “18,000 litres” in the cistern requirements and changing a minimum distance from 30 metres to 15 metres. [1]

The committee also requested a Section 219 Land Title Act restrictive covenant template requiring that a secondary suite be permitted only where a covenant prohibits subdivision or stratification of the suite. [1]

Staff said a business case for the 2027/2028 fiscal year would be drafted and placed on the agenda for the June meeting. [1]
