Denman’s Local Trust Committee reviewed draft Official Community Plan and land-use bylaw changes at a July 11 special meeting, where about 19 members of the public attended. The public hearing was scheduled for September 15.[1]
The planner said the proposals replace the density cap and density bank with policy supporting affordable secondary suites and rezoning for multi-unit housing. The presentation also described a projected reduction of 100 dwelling units in overall density and options including tiny-home villages, shared-facility housing and seniors’ housing.[1]
Questions at the meeting included how the proposals address secondary suites, dwelling size and the effects of additional residents on water and vehicle use. The minutes record a builder’s concerns about added rules and the relationship between building size and ecological impacts.[1]
The minutes also record a concern that notices were hard to find and posted late, and that project documents were available only on the project website. The meeting record does not include a response to that concern.[1]
