The Denman Island Local Trust Committee reviewed draft Official Community Plan and land-use bylaws at a special meeting on July 11, with approximately 19 members of the public attending, according to the adopted minutes.[1]
The planner’s presentation described proposed changes including more housing options, cistern requirements for new builds and a reduction of 100 dwelling units in total density. The minutes say the density cap and density bank were to be replaced by policy supporting affordable secondary suites and rezoning for multi-unit housing.[1]
During questions, attendees raised concerns about notice and access to documents. The minutes record the response that the public hearing was scheduled for September 15; they also record that the project documents could be found on the project page of the website.[1]
The minutes say subdivision through rezoning may be supported where it provides a community benefit, and that rezoning for subdivision within 200 metres of the sea would be guided by an Official Community Plan policy on whether additional lots are appropriate.[1]
