Denman housing bylaws to go to first reading

The Local Trust Committee asked staff to present draft bylaws based on decisions made at its April 17 meeting, with first reading anticipated in May.

The draft bylaws for Denman’s housing review project will be presented for first reading based on decisions made at the April 17 meeting. The committee’s motion passed, and first reading is anticipated in May, which will trigger referrals and further community engagement and input.^[1]

The committee reviewed draft language for the Official Community Plan and Land Use Bylaw. It directed changes involving housing policies, including removing a reference to a limitation of 10 units, removing a Step Code requirement and removing a maximum floor area of 50m2.^[1]

The committee also directed changes to definitions and regulations, including removing the phrase “a total of 45 days in any one calendar year” from the definition of Guest Accommodation and changing “no more than 45” days to “no more than 52 days” for occasional markets.^[1]

The meeting included questions and comments from members of the public about septic and sewer terminology, the 60-metre distance between residences on one property, housing in the Agricultural Land Reserve and dwelling sizes and setbacks.^[2]

A trustee said further engagement, including a Community Information Meeting and Public Hearing, would take place after first reading of the proposed bylaws.^[3]
