Denman committee advances Komas Ranch rezoning application

The Denman Island Local Trust Committee requested staff prepare draft bylaws to proceed with the Komas Ranch Ltd. application, which would update zoning before the land use contract terminates on June 30, 2024.[1] The application proposes changes involving residential density and conservation designations.[1]
Trustees also requested information on sewage disposal systems and water quality and quantity, and asked staff to report on options for establishing a shoreline protection Development Permit Area.[1]
The committee requested confirmation on whether the applicant would pursue a Natural Area Protection Tax Exemption Program covenant for an environmentally sensitive portion of the Northern parcel.[1] It also asked staff to engage with K’ómoks First Nation about formalizing access to Longbeak Point through a pedestrian trail and to report on tools to protect cultural heritage.[1]
The recording shows discussion about the application’s transition from a land use contract to local zoning. An applicant said, “All that we are seeking is a continuation of the zoning that's been in place for us for the past 47 years.”[2]
The committee also requested a post-impact Preliminary Field Reconnaissance prepared by a qualified professional in consultation with K’ómoks First Nation, early referrals to listed organizations and the creation of an Advisory Planning Commission through expressions of interest.[1]
