Denman trustees set next-day review of Pepper Lane housing bylaws
The Local Trust Committee heard updates on the proposed seniors affordable housing project before a public hearing and scheduled consideration of the bylaws for March 16.

The Denman Island Local Trust Committee was scheduled to consider proposed bylaws 233 and 234 at its regular meeting the next day, after a March 15 special meeting and public hearing about the Denman Community Land Trust Association’s seniors affordable housing project on Pepper Lane.[1]
Planner Sonja Zupanec said the applicant had requested increasing the maximum floor area for a senior affordable dwelling unit from 60 square metres to 65 square metres.[1]
The meeting also covered requested changes to restrictive-covenant wording on vegetative buffers and fencing, including possible fencing along the entire southern property line and driveway portions.[2]
The proposed project would involve four duplexes containing eight units, according to the planner’s presentation.[2]
During the question period, the planner said tenancy eligibility conditions were specified in the Housing Agreement and carried out by the Denman Community Land Trust Association, with the terms agreed upon by the Local Trust Committee and the association.[1]
The public hearing was then held for proposed bylaws 233 and 234, and the minutes record that the meeting recessed at 7:31 pm, resumed at 7:47 pm and adjourned at 7:49 pm.[1]

And my understanding was from our last local trust committee meeting, we had expressed a view, a preference to deal with the bylaws on the day following, in other words, tomorrow's local trust committee meeting, rather than this evening immediately following on the heels of the public hearing.
